  • Hi everyone,

    My name is Clarisbel, and I'm just getting started building a real estate investing business focused on land and house flipping. I'm currently open to deals nationwide and actively working on building relationships with cash buyers, other investors, and wholesalers so I can start moving deals as they come in.

    Clarisbel, if you’re building around land and fix-and-flip wholesaling, I’d get very clear on your buy box before trying to build a huge buyer list.

    For each buyer, I’d track what they actually want: market, property type, price range, rehab tolerance, minimum margin, preferred closing timeline, and whether they buy with cash, hard money, or another structure. A smaller list of serious buyers with specific criteria is usually more useful than hundreds of names you don’t really know.

    From the tax side, wholesaling is generally active business income, so I’d keep clean records of assignment fees, marketing, lead-generation costs, software, mileage, and other business expenses from the beginning.

    If wholesaling becomes consistent and profitable, that’s when I’d evaluate whether an S-Corp makes sense for the active business. And if you eventually start keeping some properties as rentals, I’d keep those separate from the wholesaling/flip operation because the tax treatment is very different.

    For land deals especially, I’d also be clear about your intent. Repeatedly acquiring or controlling property primarily for resale can create dealer/business treatment, which is very different from holding land as a long-term investment.
