Looking for Realtor for first BRRRR deal- North Houston

Hello! I'm currently building my investment team and have had several lenders reach out, but I'm still looking for a seasoned Realtor who is focused on investment properties. I'd really like to work directly with one experienced agent rather than a team of people so I can build a long-term relationship with someone who can help me as I learn and grow. This will be my second investment property, but my first BRRRR deal, so I'm looking for someone who is familiar with the strategy and understands the numbers from an investor's perspective. I am located in North Houston and open to surrounding areas. I am looking for someone who can help me find and evaluate potential opportunities, including off-market and expired listings, and who is comfortable analyzing comps, ARV, rental rates, and overall deal potential. It sounds like you're taking the right approach by building your team before jumping into your first BRRRR. Having one investor-focused Realtor who understands ARV, rehab costs, rental comps, and investment criteria can make a huge difference, especially when you're evaluating off-market opportunities.

I'd also recommend making sure your Realtor and lender are aligned from the beginning so you know what financing options fit your strategy before you make offers. That can save a lot of time and help you move quickly when the right deal comes along.     Hi Michelle. In general this is something the vast, vast majority of realtors just aren't going to do. Are you going to meetups? I'd go to meetups and try to build a sounding board / network of folks who together, can do this kind of thing for you. Good local hard money lenders can actually vet deals, and property managers can tell you what they'll rent for. If you can find a realtor, great.

      @Nicholas L. Hi thanks for your comment, this does help. How do the majority of people find expired listings if most agents don't get involved with these types of deals?  I can find some meetups to attend in the meantime, thanks!

    @Michelle Velasquez You should look into brrrr deals in the midwest. Find a different market with lower taxes where it is landlord-friendly, your dollar goes much further, and where there is tech, job, and population growth. 

    Connect with an investor agent. Have him connect you with his team of lenders, contractors, property managers. Look at off-market deals and buy them 80-85% of its true-value in turnkey shape or buy them at 75% of ARV for BRRRR/Flip deals.

    Make sure to watch out for location, condition (Roof, HVAC, hot water tank, electrical, foundation, and sewer scope), and rentability. 

    When you re-finance, make sure deal cashflows and breaks even.

    I do all of the above for my clients, it is more of a team decision. It's good to get multiple point of views. You have to talk it out before you sign. Most sign first and then say ok now what? Recipe for disaster.

    Most deals do not work, I will tell you that. Costs are always underestimated and ARV is always overestimated. So the margin is on a middle crunch from get go.

    Lenders are a dime a dozen, really. There's a million people selling investor loan products. It's like saying you wanted to buy some cola and 7 grocery stores who sell cola called you. Everyone sells cola.

    People and Process, not name recognition, that's what Hard Money is about. That's why I think most new investors should work with a broker. If the broker is any good, they will navigate the process for you and then also be able to analytically look at the deal as well. Like, is it a deal in the first place?

    Think about how many investors in Houston are analyzing properties and have loan connections. I'd say a hundred thousand maybe more. Dreams turn to nightmares really fast when money is involved.
