Tenant screening & management software

What software/website do y'all use for tenant screening? What about for managing your rentals? In my limited research on this, I've noticed that most tenant screening websites charge roughly $30 per background check. Do y'all charge this to the prospective tenant or eat the cost yourself?

We use AVAIL. It does EVERYTHING! We have 4 units and we have found the best of the best renters. Everything is done for you from screening, application, background and credit check, lease for your state, maintenance requests and rent reminders and payments.

INNGAGO - has been very helpful. It allows you to provide prospects with a link to the application. Once the tenant pays for the $35 application fee, you receive notification informing you application has been completed and is ready for review. You are able to market your properties, collect rent and even set up your own lease agreement.

Bigger Pockets actually offers tenant screening on their site through a trusted partner. There are multiple options available for screening packages; tenant involvement/no tenant involvement, instant reports, hand-compiled reports, and even income verification.

Personally, I've tried using Innago and it works pretty well. It's free to use their software for your management needs, and the only fees are for tenant screening ($35 per background check) and a fee for online rent collection. You can have the tenant be responsible for all of these fees. Innago also can help with your accounting FYI.
The company I work for uses Appfolio which starts at $1.40 a unit with a 50 unit minimum. Background checks cost $20.
If you're self-managing your own small portfolio, I recommend starting with Innago. :)

The all-in-one platforms have gotten good enough that standalone screening services are hard to justify for small landlords.
TurboTenant, Avail, and RentRedi all include screening in their workflow — applicant applies, you run the check, approve, and generate the lease without switching tools.
If you want the best screening specifically: SmartMove by TransUnion gives the most detailed report. RentPrep is popular on BP for a reason — it's thorough and landlord-friendly. But the convenience of having screening → lease → rent collection in one system saves real time.
