Greetings, Bigger Pockets Community!  Paul here. I'm a long time lurker and first time poster. 

I've been wanting to get into real estate since when I read Rich Dad, Poor Dad by Robert Kiyosaki in 2004. I couldn't save enough money for a down payment on my first real estate investment. I had false beliefs that it takes money to make money my whole life. I joined various internet marketing programs and mentorships to find ways to transition from my W2 job. I tried several, but it didn't seem to work or click for me. I tried a few more real estate programs, but they didn't work for me either. 


In early September 2023,  I heard about Pace Morby via a Bigger Pockets podcast. Originally, I had thought Pace was a part of Bigger Pockets like Brandon Turner and David Greene. After that, the YouTube algorithm continuously bombarded me with Pace's content. I consumed a lot of Pace's content and eventually saw this video with Kevin Choe and Josh Boenzi. 

I reached out to both of them, but then I didn't realize how many random internet people were reaching out to them. I didn't hear back from them, and then I did one last effort to join Subto at the end of September of 2023. I couldn't afford the entire payment at the time and I had to use their creative financing to split it out over six payments per month. I met Kevin much later at a meet up through Subto and saw his phone notifications and how he has hundreds of people reaching out to him daily. 

They paired me up with a member service advisor for 60 days, who checks in on you once a week and helps find content for you and keeps you accountable. When I joined there were 11,000 students, now there are almost 13,000 students. 

I am introverted by nature. I learned through Pace's content that I am an integrator through his Avatar series. The Subto Content library is massive. It's like drinking through a fire hose on steroids. The Subto community shares various ways to make money in real estate. There's a large content library covering various topics such as creative financing, probate, foreclosures, door knocking, wholesaling, expired listings, Lanza methods, Morby Method, how to comp, and more. Pace also has shared his legal documents with the community which get updated.

When I joined this lifetime membership I didn't realize how much additional value he was going to share. When I joined, he created a library of content to help Subto community members become influencers. His team is adding a course on buying businesses, and they are also working on adding Real Estate College Semesters and learning badges. The Subto community calendar offers a wide variety of over 20 live Zoom sessions every week. These are hosted by volunteer community leaders that just want to help the community.

The Subto community is like an online real estate country club where everyone is trying to help each other. I've been lucky to meet more interesting and experienced people who are willing to pick up the phone when I have questions and work together with me. I haven't done my first deal yet, but I hope that in 2024 I will be able to replace my W2. 

As far as I know, Pace created this community and didn't want to make money from it. Instead, all the money from Subto goes to a company called New Reach. I'm not sure what his agreement with them is, but Pace has shared on Zooms that he doesn't get a penny from Subto. I've seen Pace call out bad actors on Zooms and help make things right. The entire community tries to help one another and protects one another.

I'm sure like anything there is a Pareto distribution in the results people get. If you aren't going to put in the effort, then it's not worth joining. However, one nice thing about this community is a one-time cost and it doesn't require additional payments. It's probably the best community I have joined apart from my church community. 

I hope to continue to network and make new friends in the real estate community. Thanks for reading and I hope this has helped. I hope to revisit this post a year or so from now and tell you what I've done with the help with the amazing people around.

No, haven't been a part of his Subto Community. Have only been to the Facebook page.  I have been to the US Court of Appeals though, litigating some of these issues and won. I simply teach Subto and have done so for 30 years, legally & safely. That is not what he does. (No, an Executory Contract does not stop a Due on Sale call) I'm not here to bad mouth him, I'm just answering your question. And yes, over leveraging a Subto and using "gator" lenders is not only bad practice, but it's going to lead to law suits.

He is wrong on so many levels that I have posted extensively on it and it gets boring. Investor beware. 

What should give you pause though, to reflect upon, is his losing his contractor's license to fraud.

It's one thing to have your contractor's license revoked for 7 legal actions, it's even worse when you don't make amends when you clearly can. That shows there is no change in character. No remorse. He will do it again. BIgger group this time.

I don't follow that type of lifestyle and I stay away from people that gloss over it. Nothing personal. 

If that doesn't bother you, we live in different worlds. But, I wish you well.

    Thanks for replying. I am currently doing three approaches and hopefully one of them pans out:
    1) Networking with others.
    2) Continuing setting up my Gator transactional lending business. 
    3) Going through the content. Like going through the Underwriting course.

    @Paul Kang how are things going now 11 months later? have you closed some deals? I am contemplating joining Subto? i want to be on a team and work with others and purchase subto deals.

    Hey! Not sure if you joined Subto or not, but I wanted to share my own experience. The sales people and ads make it seem way more awesome than it actually is. I thought when I joined I would actually get mentorship from a seasoned investor and join an already made team. This is not the case. You basically have to find a team or make one and even then, it is very hard and most of the time, you work for free for them or it's hard to find people to make a team. I highly doubt many people have many a lot of money, because I have not really seen any in the FB group post things like...  "Made a $100k on this deal!!" "Just signed another deal and making XYZ in profit!!!" Stuff like that. All that I do see are people who know nothing about real estate investing asking questions and then more people who know nothing about real estate investing answering those questions. And people trying to sell their deals they made. (I prefer to find them myself when I have enough to buy my first property) At most, you get a person who checks on you for the first 4 weeks (once a wk) and then tells you what to do to strengthen your REI avatar. That's about it as far as support. That is just my experience. They gloss over the actual REI experience only to have people pay $10k for it when you could have simply put it into a property and learned on your own to gain experience. Also a lot of the "deals" in the Subto community are highly overpriced and charging more than market price most of the time.

    IF you are still curious or would like to see, I am happy to connect with you, show you the Subto videos and trainings if you'd like from the courses. I am just saying, everything he shares in the YT videos for free is all he is sharing mainly in the courses as well and not worth the $10k. If you want zooms, those are recorded, so if you want that, like I said, I am happy to connect and show you the stuff in there for you.
