New Investors — But Not Starting Without a Plan
We may be new investors beginning to build our portfolio, but we have been intentional about putting the business infrastructure, professional relationships, and investment model in place before pursuing acquisitions.
We have:
• A clearly defined and outlined business and acquisition model
• LLCs established for our real estate operations
• Legal counsel in place to assist with transactions, agreements, and proper documentation
• Realtors and market resources lined up in the specific areas we're targeting
• Defined criteria for evaluating potential acquisitions
• A strategy for acquisition, financing, management, and eventual refinance/exit
Now we're looking to build the next critical piece of our team: relationships with private capital partners who can help us turn qualified opportunities into completed deals.
What We Bring to the Partnership
Our team handles the heavy lifting.
We identify potential properties, analyze the numbers, work with our local real estate professionals, negotiate acquisitions, coordinate the transaction and property-related work, and manage the investment strategy through the planned refinance or exit.
We're looking for capital partners who want to put their available funds to work in real estate opportunities without having to source and manage every deal themselves.
What We're Looking For
We're specifically interested in connecting with investors who may be willing to provide capital toward the cash/down-payment portion of qualified acquisitions.
Depending on the individual property and deal structure, proposed terms may include:
• Interest-only payments on invested capital
• Target returns of approximately 10%–15%, depending on the opportunity, term, structure, and mutually agreed-upon terms
• Investor capital associated with a specific real estate transaction and supported by appropriate legal and security documentation
• A clearly defined refinance or exit strategy before moving forward
• Planned repayment of investor principal upon refinance or another agreed-upon exit
• Deal numbers and proposed terms provided for review before the investor makes a commitment
We're Looking for Relationships, Not Just Money
Our goal isn't simply to find someone to fund one transaction.
We're interested in developing relationships with private lenders and cash investors who want to become part of our extended investment team and potentially participate in multiple opportunities as our portfolio grows.
We believe the best partnerships start with transparency. Each opportunity will stand on its own numbers, and prospective capital partners will have the opportunity to review the purchase price, property value, financing structure, projected cash flow, rehab requirements when applicable, proposed return structure, and exit strategy before deciding whether a particular deal fits their investment criteria.
