There's so many options but they all do the same thing (more or less). We're currently using Innago for all our rentals. The applications, screening, lease signing, and rent collection is all done there. We over hauled our stuffin 2025 year, and got our tenants making payments via the app. Everything is "attached" to a property. It's way easier when you have a turnover.
My wife could manage this and she's hands off with the tenants.

The screening landscape changed a lot in 2026 with new Fair Housing compliance requirements. Whatever you use, make sure you: (1) have written screening criteria BEFORE you run the first report — same standards for every applicant, (2) check credit, background, eviction history, and verify income (3x rent is standard), (3) document your decision process. The biggest liability isn't picking the wrong tenant — it's not being able to prove your process was consistent. Keep a paper trail of every application, every denial reason, every approval. If you ever get a Fair Housing complaint, that documentation is your defense.
