Hi everyone,
I’m Abu Nahyan, based in Dubai.
My background is in real estate investing and advisory, and I spend most of my time looking at deals from the investor side rather than simply asking whether a property can be sold.
I joined BiggerPockets because I enjoy seeing how investors in different markets think about cash flow, leverage, house hacking, BRRRR, long-term rentals, and portfolio growth.
Dubai is obviously very different from the U.S. market, so I’m also happy to contribute perspective where it’s useful especially around off-plan investing, rental yields, payment plans, foreign ownership, and how investors here think about entry price and exit strategy.
At the same time, I’m here to learn from everyone else too.
I’ve always believed the best investors keep comparing markets, strategies, and mistakes rather than assuming one approach works everywhere.

Great to have someone with real Dubai market experience here, that's a perspective we don't see enough of. Off-plan investing, payment plan structures, foreign ownership rules, all stuff most of us on this forum have zero exposure to, so I'd love to hear more when you get a chance to share.
And yeah, jump into threads on cash flow, leverage, BRRRR, etc. — plenty of people here happy to compare notes with you too.

Welcome to the community, A couple things I like to point our since you have experience , and you probably already understand this concept.
New Construction
Multifamily
Single Family
Commercial
Land.
There is a way to cash all of these asset. Ultimately its about the team you building and the experience of those you contact with with. Time in the market for these assets are different a each asset class has different risk. I understand Multifamily Single Family and land for infill development/Tract hold Building.

@Jamie Parker 1000% brother. There are hacks for each asset and of course a level of risk someone\s willing to take. There is no asset that comes free of risk. Even our properties with the guaranteed returns, also come with risks. Yes the risk level is low but, risk is there. Let's discuss it more!
