For investors who regularly use private money, what loan terms have worked best for you?

I’m curious to hear from investors who have used private lending for fix-and-flips, rentals, acquisitions, or other real estate projects. What interest rates, points, loan-to-value or loan-to-cost percentages, and repayment terms have you found to be reasonable?

Also, how much flexibility have you been able to negotiate with private lenders when it comes to closing costs, extensions, interest-only payments, or early payoff?

For those with experience using private money, what terms would you recommend looking for when evaluating a lender, and what terms would make you walk away from a deal?

    I started with my HML at 12% and 2 points. As my experience grew, I was getting better terms. But honestly, if your deal has decent profit and good crew, the finance Cost is just a number on the excel sheet.
