Does anyone have a buyer’s list they recommend in general and for deals specific to Ventura, Ca too? Would like to get on a buyer’s list to begin investing and finding wholesale deals.

@Ani Bailey I think you are referring to getting on a wholesaler's or broker's list to be sent deals? If that is the case I'd second the motion here to get into some REI meetups, meet some people who are in those assets and doing the deals you are interested in and then getting on their list. You've likely got some local big players to tap into.

Ani, getting on wholesalers' lists is easy. The hard part is filtering, because in Ventura and LA you'll get a flood of "deals" that are really retail-priced listings with an assignment fee on top. A few things that help:
- Verify before you trust. Pull the address in the county assessor/recorder records and confirm who the owner of record is. If the sender can't show a signed purchase agreement, treat it as a lead, not a deal.
- Run your own comps. Don't use the ARV on the flyer. Pull sold comps within a half mile and the last 3-6 months, same bed/bath and similar square footage. Rehab numbers on marketing sheets are almost always light for California labor and permit costs.
- Ask how they close. Assignment or double close, who holds the earnest money, which escrow company. Legit wholesalers answer these right away.
- Track who's consistent. After a month you'll notice 2-3 sources whose numbers are close to reality. Those are the relationships worth building. Unsubscribe from the rest.
Also, a lot of the best Ventura County deals never hit a blast email. They go to the buyers a wholesaler already knows closes fast. Once you close one or two deals cleanly, you'll start getting the first call instead of the mass email.

Hi Ani, if you're looking to get on email lists where wholesalers actually send out off-market deals, I'd focus on finding the active wholesalers in your specific market through local REI meetups, BiggerPockets, local Facebook investor groups, and networking with people like hard money lenders, title companies, contractors, and property managers. Ask who the active wholesalers are and reach out to them directly about getting added to their deal-distribution list.
A lot of the better off-market deals are going to come from wholesalers you’ve actually built a relationship with. Once they know your criteria and that you’re capable of closing, you’re much more likely to get their deals sent directly to you.
