What's the best way to connect with realtors, investors and buyers in my area as a property inspector? I've been upticking my marketing in the last few weeeks by going to open houses and connecting with those agents, passing out business cards, and leaving snacks at the open houses with a brochure for the interested buyers. Also have messaged quite a few realtors in LinkedIn but haven't gotten much of a response with any of those areas.
Do I just need to keep at it and things will pick up? Are HH and networking events worth it for me as an inspector? Is LinkedIn worth the effort of reaching out to realtors?

I would just keep at it. Most agents and investors have their own inspector. Personally I would not switch inspectors unless that relationship is built. My go to inspector I've worked with for many years. You might have better luck targeting newer agents.

First step is mine the relationships you already have. Past clients who are happy with your work and their realtors. Realtors or banks you have already worked with. Cold calling is usually a poor way to get business compared to referrals. Contact those who already know you, let them know you are looking for additional business, even offer a referral fee if legal or a discount to anyone referred as a last stop. People like doing business with people they like.

are you a sales guy for an inspection company or is this more of owner operator situation? only reason I say is because being the owner/guy initially especially with agents is a big deal. We still get visits from "jerry linkhorn" of linkhorn inspections in our market pretty regularly, even if hes never the guy doing the inspection, having the owner be the guy coming into our office and sponsoring events builds some real report. Would also add that if you want to get into investor stuff specifically to try going to all the investor meetups in your market and have a "quick offering" like a 1 page, major mechanicals $99 type inspection for investors looking at off market stuff, and a quick turnaround promise could work too for getting some solid repeat business on the investor side. also not sure if golf is your thing, but industry golf outings and hole sponsorships are a big thing in our market for driving referals.
