Mortgage balance: approximately $152,000
I only need to walk away with about $4,000.
I come to closing with $0.

@Dexter Bryant, since your main goal is a fast and clean closing, I would be very careful about how the deal is structured, especially with subject-to, seller financing, or a wrap. I’ve worked with investors on creative deals, and the paperwork really matters. I would want the agreement to be very clear about who is responsible for the existing mortgage, taxes, insurance, what happens if a payment is missed, and how everyone gets out of the deal later.
Since this is a Baltimore property, this is right in my area. I would also have the title and current loan documents reviewed before signing anything so there are no surprises at closing. I’d be glad to stay connected as well. I work with investors and property owners throughout Baltimore and the DMV, so it is always good to know who is actively doing deals locally.

Selling as Subject To does not get you off of the loan. You still have legal responsibilities and if it's a "hurry up and get it sold" scenario, it is very unlikely in your best interests. Perhaps a lease option would work or a properly structured seller financing or wrap. But find out first what the long term repercussions are.
