Hi all,
My company has a few million in funds we need to disperse over the next few months. We are buying in Cleveland OH, Birmingham AL, Montgomery AL, Saint Louis MO, Macon GA, and Jacksonville FL.
Price does not matter as long as we are hitting the 1.4% rule. Preferred single family homes. Seems like our current buy box is 75-130k for turnkey homes.
We will also do BRRRR! As long as it hits the 70% rule. Send us anything you got! DM me with your deals.

Those are all pretty solid markets for cashflow @Joseph Khateri. I own 30+ units in ohio and work with a ton of OOS investors buying in Columbus, Cleveland, and Dayton and get them off-market deals.
Your cashflow goals will work pretty well in cleveland for both the brrrr method and for turnkey deals. I can also connect you with my 15% down DSCR lender if you want to have less money in deals for turnkey or connect you with my hard money guys who have good rates and less down payment options.

@Joseph Khateri Sounds like you've got a solid acquisition strategy and clear buying criteria. Hope you find some great opportunities in those markets—there's definitely still inventory out there for disciplined buyers.
