Seeking $250K Asset-Based / Hard Money Loan – Detroit Commercial Property – Owned Free & Clear

Hello BiggerPockets Community,

I am looking to connect with a direct private lender, hard money lender, or asset-based commercial lender for a commercial redevelopment property I own in Detroit, Michigan.

Property: 3410 & 3412 Brush Street, Detroit, MI 48201
Location: Brush Park / Downtown Detroit area
Property Type: Historic brick commercial property
Building Size: Approximately 1,954 SF
Site Area: Approximately 5,227 SF
Ownership: OWNED FREE AND CLEAR – NO EXISTING MORTGAGE OR LIENS
Loan Request: Approximately $250,000

The property is currently gutted and requires roof replacement and substantial renovation. It is located in a strong Detroit location near Downtown/Midtown and the sports and entertainment district.

A recent Broker Opinion of Value (BOV) indicated:

  • Estimated As-Is Value: Approximately $385,000
  • Estimated As-Is Value Range: $350,000–$425,000
  • Potential Marketing Range: $449,000–$475,000
  • Requested Loan: Approximately $250,000
  • Approximate LTV Based on $385,000 BOV: 65%

Because the property is owned free and clear, I am primarily looking for financing based on the property's value and existing equity.

I am interested in lenders offering:

  • Asset-based commercial financing
  • Private money
  • Hard money
  • Bridge/redevelopment financing
  • Commercial rehab financing
  • Equity-based lending
  • Cash-out financing secured by commercial real estate

I would prefer a lender who does not require traditional W-2 or tax-return underwriting and instead focuses primarily on the collateral, equity, property value, and overall transaction.

For qualified lenders, I can provide the BOV, ALTA/NSPS surveys, property photographs, ownership documentation, renovation information, and additional property documents for underwriting.

Direct lenders are strongly preferred. I am also willing to speak with an experienced commercial loan broker who has a proven funding source for this type of transaction.

If you lend in Michigan and are interested in reviewing this opportunity—or if you can personally recommend a legitimate lender who handles this type of financing—please send me a private message.

Thank you.

Hi. So, the Exit will be very important here. What's the plan once the property is renovated? Since its historic, are there any city guidelines for use, etc......?

Once Its fully renovated, I already have a potential tenant that has a LOI. And far as the Historical part, that's an easy process. Contact me if this is something that you are interested in, and we can go over my details Thank you. Pascal Brown 313-350-4707

We run an automated deal-sourcing system that pulls distressed properties from probate, foreclosure, tax-delinquent, and code-violation records before they hit the MLS currently live in San Diego, Fresno, Indianapolis, Cleveland, and Albuquerque. Detroit isn't in our system yet, but we're tracking the expansion. For a free-and-clear commercial property like yours, this kind of early-stage data typically surfaces off-market sellers in distressed situations who might be motivated on terms. Happy to share what we're finding in our active markets if any of those geographies are relevant to you.

Detroit MI is very tough to finance right now. If you do find a lender, please do share!

Pascal, I reviewed the details on the Brush Street property. The free-and-clear ownership and prospective tenant LOI are helpful, but the requested $250,000 is roughly 65% of the stated as-is value before accounting for the renovation risk. A lender will therefore focus heavily on the completed use, construction budget, permits and historical approvals, post-renovation value and stabilized income.

Axelrad Capital handles select commercial bridge and redevelopment requests directly or through funding partners. If this is still active, please send the BOV, tenant LOI, itemized renovation budget, intended use, plans or permits, estimated completed value, borrower credit range, liquidity and requested closing date. I can review the complete structure and tell you candidly whether we have a viable route.
