Curious what’s been working for everyone investing around Metro Atlanta lately.

For those doing fix & flips, buy & holds, BRRRRs, or anything else — what have some of your better deals looked like recently?

How did you originally find the deal? What made you decide to pull the trigger on it? What area was it in, and what was your strategy?

Also curious if anyone has changed the way they’re buying compared to a few years ago given the current market.

Would be cool to hear some actual deal stories and what’s working (or not working) for everyone around Atlanta/Georgia.

    @Connor Thompson I’m my personal, yet somewhat limited experience in acquiring my first property one thing I’ve noticed is the inventory on market. As a realtor I’m sure this comes at no surprise to yourself from looking at markets.

    Houses seem to be staying on market past the 30 day mark, price drops can be seen more frequently, and it looks like buyers have more leverage when it comes to negotiations.

    Being a plumber by trade I naturally gravitate to value add opportunities. Being able to add value in a property by a bathroom addition or finishing a basement is a strategy that seems to work well for investors in every market.
