I manage rentals across the west and southwest Chicago suburbs, and DuPage County is one of the areas a lot of out of state investors overlook when they are chasing yield.
A few places I would point newer investors toward:
Naperville and Wheaton: strong schools and steady professional tenant demand keep vacancy low, so you trade a little yield for reliability and easy leasing.
Downers Grove and Lisle: good access to I 88 and the BNSF Metra line, which keeps turnover times short and widens your applicant pool.
Berwyn and Cicero on the eastern edge: lower entry prices and higher yield if you are comfortable with tighter operations and a two flat or small multifamily.
The fundamentals that matter most out here are honest vacancy and maintenance underwriting and buying near job access and transit. Happy to compare notes with anyone buying or operating in DuPage or the nearby western suburbs.
For an out-of-state buyer, underwrite the property taxes first in Illinois, since they vary a lot between towns and can change the return more than rent does. Pull the actual tax bill, not the seller's estimate, and run the numbers with it. Then confirm the local rental registration or inspection rules before you close.
