Hi. Im currently a Rookie and my biggest challenge is capital to get started. My personal finances are in order, but regardless, it would take years to accumulate enough funds to afford another property myself. Ive been underwriting deals in my market for owner occupancy to be able to lock in a more favorable interest rate and have lower capital requirements upfront. However, The deals fall apart when I account for increased taxes and insurance once I move out after a year.
I beleive the path forward consists of both meeting new people and running the numbers with the possibility of a capital partner in mind.
