The line between disciplined patience and expensive paralysis right now

The hardest mental hurdle for active investors today isn’t analyzing debt service or navigating sticky seller expectations—it’s the psychological pressure to force a deal just to stay active. When you have dry powder ready and every pro forma requires aggressive rent bumps or compressed exit caps just to hit a baseline return, the temptation is to quietly soften your underwriting assumptions to get capital moving. But there's a very fine line between protecting liquidity for real spreads and letting capital drag erode your time while you wait for a market that may not return.

For those actively in the market right now, how are you internally separating disciplined conservatism from over-analysis? What is the single operational metric or risk trigger that tells you it’s time to move forward versus continuing to sit on your hand

I would never force a deal, but this is a great time to be working with cash. When people learn how to use that cash to leverage a purchase, they are making boat loads of profit. Lenders are holding back, there are more sellers than buyers and opportunities are readily available when you sort through what's out there.
