Two multifamily closings in Cincy MLS Hamilton County, both in the last 30 days good snapshot of how wide the range is right now.

Same county, same 30-day window a stabilized 11-unit cash flower on one end, a gut-rehab duplex on the other. Good reminder that Cincinnati multifamily covers a lot of ground depending on your strategy.

What's everyone seeing on cap rates for stabilized multifamily in this market right now?

🔺 Highest: 5617 Cheviot Rd, Green Twp — 11-unit apartment building

  • Sold: $790,000 (9/10/26) | List: $850,000 | 93 DOM | 93% of list

  • Gross income: $120,840 | NOI: $86,519 (~11% cap rate on sale price)

  • All 1-bed units, tenant pays heat, coin laundry — stabilized, cash-flowing asset

🔻 Lowest: 755 N Fred Shuttlesworth Cir, Avondale — Duplex

  • Sold: $75,000 (9/8/26) | List: $75,000 | 54 DOM | 100% of list, cash only

  • Fire-damaged, needs extensive repair, sold as-is — pure value-add/rehab play

  • 2,076 sq ft finish-able, zoned multifamily

That Avondale cash-only duplex is the end of the market I care about most — as-is, needs work, and a straight cash close. Between Cincinnati and Dayton I mostly buy single-family and small multifamily that way, then rehab myself, as long as the all-in stays workable. On the stabilized 11-unit side, that ~11% cap on Cheviot Rd is interesting for buy-and-hold folks; I don't chase big apartment buildings myself, but I'm curious whether you're seeing more of those fire/damage cash deals sitting longer or moving fast once they hit the MLS.
