Good move lining this up before you find the house — in New York the attorney isn't optional, and the contract stage is where a lot of first deals get slowed down.

A few practical points from the NY side:

    1. Go local to Ulster County. You want an attorney who closes residential deals in the Kingston area every week, not a general practitioner who does a closing once in a while. Local matters up there — well and septic, oil tanks, and town-specific quirks come up constantly in Ulster, and a local office already knows how the county and the towns handle them.

    2. Ask three questions before you hire: Is it a flat fee for a purchase closing, and what exactly does it include? How fast do you turn contracts around once an offer is accepted — 24 to 48 hours is what you want? And will the attorney personally handle your file, or does it go to a paralegal?

    3. For names, your lender and your agent will each have two or three they actually close with — cross-reference those lists, and interview at least two. Responsiveness on that first call usually predicts how the whole closing will go.

    4. Have the attorney picked before your offer is accepted, not after. Once you're in contract in NY, the clock starts on inspection, mortgage contingency, and title — you don't want to spend that first week shopping for counsel.

Congrats on getting started on the first purchase. Getting this piece sorted early puts you ahead of most first-time buyers.
