Distressed seller looking for advice on selling international property (Tulum home)

I seem to have found myself in a bind and looking for advice on how to connect with international investors to sell a house in Tulum relatively quickly. It's a beautiful brand new house and we built it originally to vacation/retire there. We later found a different, local property that we liked better, so we decided to buy the local property and sell the Tulum home. Unfortunately, my company just unexpectedly had to furlough the entire staff until at least January 1. I own both investments technically free and clear, but I took out a HELOC on my primary home to do it.

I've got a fantastic realtor in Mexico. He's confident that since we're entering into the prime season (Nov-Jan is the busiest time for Riviera Maya) and just dropped the price, we're probably going to get it sold in the next couple of months. However, I've sold properties in Mexico before and nothing ever happens quickly.

I'm not looking to give away the property, as I do have options. If my furlough gets extended, I may have to sell my local property which would be very easy and that would fully pay off the HELOC, but I really don't want to do that.

My question: Rather than simply posting my house in the BP forums (link below), is there another place to post something like this? It's more complicated because it's an international property and I'd be willing to entertain some creative financing, so I wasn't sure if there was another way to get in front of international investors.

Hi Dale, I’m a licensed real estate agent in the New York Area!
To reach international investors quickly, target investor-focused communities like local Mexico expat/investor Facebook groups (e.g., Tulum/Riviera Maya Real Estate & Expat groups), and list on cross-border platforms like Point2Homes or Realtor.com International. Since HELOC interest is running, you can also offer seller financing or a master lease option to local or US investors to secure fast cash flow or an immediate buyer without waiting on standard Mexican bank/closing delays. My best option is Facebook, it's the best strategy.

Dale, that sounds like a stressful spot — I'm sorry you're dealing with it. Since you already have a strong realtor in Mexico, lean on them for the local marketing, but for reaching U.S. buyers quickly, I'd add a few channels: list the property on international listing portals and expat/investor groups focused on Tulum, post in the BiggerPockets marketplace and Mexico-focused forums, and consider short-term-rental investor networks since a brand-new Tulum home can double as a vacation rental. One honest note as an agent: pricing it right the first time matters more internationally, because buyer pools are thinner and listings sit longer. And be careful with the HELOC route — borrowing on your primary home to fund the second purchase can get uncomfortable fast. Keep that realtor's plan for prime season as your main bet.
