Turnover security checklist: four lock and door checks between tenants

Between tenants is the easiest time to check the physical security of a rental, and it's easy to skip during a busy turnover. A quick checklist:

  1. Deadbolts. Lock and unlock every entry door. The bolt should throw fully and smoothly; if you have to lift or push the door, fix the alignment.

  2. Strike plates. Ask a locksmith or handyman whether longer screws in the strike plate (into the framing, not just the jamb) make sense for your doors.

  3. Windows and sliders. Check that window locks work and that sliding doors close, latch and lock. A secondary bar or pin on sliders is worth asking about.

  4. Lighting and viewers. Replace burned-out entry and porch lights, and make sure door viewers are clear before move-in.

Many states (California included) have their own lock requirements for rentals, so check what applies where your property is. General information, not legal advice.

What else is on your turnover security list?

Rekeying between tenants is one of those boring jobs that lets everyone sleep better. One more spot I'd glance at is the garage side door and any little basement or crawlspace hatch, because those forgotten doors tend to be the ones nobody ever checks....
