What makes a listing stand out online
Buyers decide in seconds. Most people scroll a listing for less than a minute before they either click through or move on — and once they're gone, they rarely come back. So what separates the listings that get showings from the ones that collect dust?
It's not always price. It's clarity. A strong listing answers a buyer's questions before they have to ask them.
First, the photos. Listings with bright, clean, well-ordered photos pull far more attention than dark or cluttered ones. You don't need professional staging on every property — but decluttering, daylight, and showing every main room in a logical order makes a real difference.
Second, the description. Buyers are skimming, so every sentence should do work. Lead with what actually sells the home: the layout, the updates, the things a buyer can't get from the photos alone. Skip the filler phrases every listing uses.
Third, honesty in the details. Square footage, lot size, HOA, flood zone, special assessments — when the details are complete and accurate, buyers build trust before they ever schedule a showing. Missing information makes people assume the worst.
And finally, pricing that matches the presentation. A beautifully presented listing at the wrong price still sits. The presentation gets the click; the price gets the showing.
From experience, the best listings are a collaboration: the seller keeps the home showing-ready, and the agent handles the marketing most of us can't do on a phone camera at 11pm.
What's the one thing that makes YOU stop scrolling and click into a listing? I'd love to hear what buyers and investors actually notice first.
