Each week I run all 1–4 unit homes for sale in the North Port–Bradenton–Sarasota metro through one test: would a 12-month lease cover principal, interest, taxes, insurance and HOA? That's DSCR 1.0, the test a DSCR lender uses.

This week's list (Oct 27):

- 20% down: 134 homes pass

- 25% down: 257 pass

- 30% down: 421 pass

That's out of 6,401 homes I could price, of 8,439 listed.

Where they are, at 25% down:

- North Port: 106 of 528

- Bradenton: 58 of 1,643

- Sarasota: 48 of 1,949

- Venice: 21 of 696

- Lakewood Ranch: 2 of 201

- Longboat Key: 0 of 170

What they are: 196 single-family homes, most priced $207k to $275k. 21 duplexes to fourplexes, around $375k. 25 condos, around $137k, and 15 townhomes, around $250k.

What it doesn't count: vacancy, repairs, capex and management. This is the lender's test, not cash flow. A home right at 1.0 still has to carry all of that on top.

Assumptions: 30-year loan at 7.25% (7.625% for 2–4 units). Taxes at a new buyer's reassessed value, or the current bill if that's higher. Insurance from county defaults, more in flood zones. HOA as listed. Rents are two independent estimates for a 12-month lease, never seasonal. Site-built resale only, so manufactured homes (lot rent unknown) and new construction are left out.

If you own rentals in North Port: what are 3-bed leases actually going for this fall?

Disclosure: I run NetsPositive, the screener these counts come from.

I bet the percentage that cash flow positive after ALL expenses at20-25% down is close to 0%. If an investor wants to work RETAIL listed SFR properties and not have a negative cash flow with 70 or 75% leverage they'll need to submit a LOT of low offers and work hard the few that respond with a counter anywhere near the offer.

I am mostly in commercial property but I tried to explain to numerous brokers my criteria, which eliminates 99% + of the for sale deals out here and yet the majority of brokers continue to send me listings that are priced way to high for my interest. I guess it’s just so easy for a broker to set up an automated email program that they figure there’s no time or cost to add one more.

Despite my “strict” investment criteria I still average about one deal per month average investment $2 million. Last month we purchased two tracts in a 85% developed mixed use project in a secondary city that was offered to us for $8 million with a slightly higher appraisal. Using CREATIVITY we purchased the properties for $2,875,000. The seller agreed because we provided a buy back 2 year option whereas he can buy back the property for our purchase price + 20% per year. He also pays all taxes during the two years. So downside we net 20% in one year, or 40% in two years on our investment. Upside is he doesn’t exercise the option and we sell to another developer/builder for $6,000,000 + or enter into a co development agreement with an experienced developer. The deals are out there. They have to be negotiated.
