Hi all! I have a 5br/3ba home in Great Falls, MT that I want to turn into a rental property. I’m also open to selling but the interest rate on the existing mortgage is so low that it would be a last resort. It’s been owner occupied for the last 6 years and I’m looking for a Property Manager who can coordinate a make-ready / unit-turn and work with a long-distance investor. I need to find one ASAP, one who can also advise on the cosmetic investments and timing of the listing that would maximize rental income. Thanks!

Hey @Aaron Henderson, welcome to BP!
Congratulations on taking the next step toward turning your property into an investment!

From a financing perspective, keeping your existing low-interest mortgage while converting the home into a rental could be a smart strategy, provided the rental income supports the property's ongoing expenses and overall cash flow.

Before making any major cosmetic improvements, I'd recommend having a local property manager evaluate the home, identify which updates are likely to generate the best return, and provide a realistic rental income estimate. This will help you avoid over-improving the property and better understand your potential cash flow.

At JCREIG Capital Funding, we work with real estate investors on financing solutions, including DSCR loans (with or without cash-out), which may allow qualified borrowers to leverage rental income rather than relying solely on personal income documentation.

If you decide to explore refinancing, accessing equity, acquiring another investment property, or expanding your rental portfolio, we'd be happy to discuss potential financing strategies.

Best of luck with the transition!
