As a Realtor who works with investors, the property managers I refer with confidence all do three things: communicate proactively (I shouldn't have to chase them for updates), send clear monthly statements my clients can actually read, and handle maintenance with good judgment — fixing what's needed without nickel-and-diming or deferring. The relationship lasts when the manager treats my client's property like their own money is in it. One bad experience with a manager reflects on the agent who recommended them, so trust is everything.
@Caleb Brown Couldn't have said it better myself. I appreciate everyone's input because communication and transparency really do go a long way. Sometimes it's the simplest things that make the biggest difference.
Real estate isn't always pretty, and challenges are inevitable. But when you prioritize communication, transparency, and accountability, those headaches become a lot more manageable.
