I'm Tom Gore, a licensed California Realtor since 2003 and a contractor with over 25 years of construction and project management experience. I specialize in identifying real estate opportunities, evaluating renovation costs, and managing property improvements from acquisition through resale.
As owner of Prime Coatings and a real estate professional with Realty of America, I combine real estate knowledge, construction expertise, and hands-on project management.
I'm also the founder of Equity Network San Diego, a professional referral organization I lead weekly, with 25 trusted, verified professionals, including subcontractors and property-service specialists. This established network gives me direct access to reliable resources and helps me mobilize qualified professionals quickly for new projects.
I'm expanding into residential fix-and-flip investments throughout Southern California, currently focusing on Palmdale and surrounding markets.
My objective is to partner with private capital investors while I handle the acquisition, renovation, contractor coordination, project management, and resale.
I believe in disciplined acquisitions, transparent communication, efficient execution, and building long-term investment partnerships.
Hi Tom — with 25+ years as a contractor plus being a licensed Realtor since 2003, you bring exactly the execution side private capital looks for on a flip, since the renovation budget and timeline are where these deals are usually won or lost. I know you are looking for a capital partner rather than a loan, so I will keep this brief: on the debt side, hard money and private lenders typically size off purchase price plus rehab budget, capped by ARV, and a borrower who is also the GC can actually strengthen how a lender views the deal. I am Marc with Royal Partners — if you ever want to compare what the financing piece would look like on a specific Palmdale property against giving up an equity piece, DM me the price, rehab estimate, and expected ARV and I will give you straight numbers.
Hi Marc, thanks for reaching out. I appreciate your understanding of what I bring to the table. I have been helping homeowners, flippers, commercial and residential for a long time and now it is time I create my own market. My biggest challenges right now are needing my first flip or two done with my name on paper, credit, and the down payment requirements tied to traditional financing. What I bring is 25 plus years as a contractor, over 20 years in real estate, and a strong team of subs ready to execute. I'm exploring capital structures where a partner funds the acquisition and rehab in exchange for equity, or very high leverage financing. I do have a Palmdale deal under review, but before sending numbers, I wanted to ask whether your programs can accommodate those challenges. I'm very open to creative financing if it works for everyone.
Tom, sounds like you've built a great network! I work with real estate investors on fix-and-flip and construction financing, so there may be some opportunities for us to collaborate. I'm also big on building long-term relationships and connecting good people. Would love to connect and learn more about what you're working on!
I'm definitely interested in building long-term relationships with lenders and investors.
My main challenges right now are my credit profile and the down payment requirements for traditional financing. I have helped property owners both commercial/residential fix and flip for decades but not with my name on closing. So I need to get a couple of those to free up this type of funding. So that is why I am seeking private money while bringing a deal that works.
My strengths are finding opportunities, evaluating properties, managing renovations, and getting properties back on the market quickly. I've been a licensed painting contractor since 1998 and a Realtor since 2003. I also operate Equity Network Group, giving me access to a strong network of contractors and real estate professionals.
I'm looking for financing partners who can provide high-leverage funding or potentially participate in equity partnerships.
Do you offer any programs that accommodate borrowers with credit or down payment challenges?
I'd love to explore what we might accomplish together.
Tom - I'm a buy and hold investor out here in CA. I don't fund flips, but the exit is my money maker - when I finish rehabbing one and decide to keep it, the guy I use refis me out with no seasoning on the new appraised value. Qualifies off the higher of the market rent or a new signed lease, no cap on the difference, no reserves on loans under $1.5M. Having that takeout lined up before the rehab starts changes what I'm willing to buy. DM me if you want his number.
@Tom Gore your contractor background is relevant, but I'd distinguish that from completed flips in your own name when presenting the file. Given the credit and cash-contribution challenges you mentioned, the first step is to establish what financing is realistic before relying on high leverage. J3 focuses on first-position debt rather than equity partner placements. If you're open to that route, DM the Palmdale purchase price, rehab budget, ARV and available cash; we can review the structure and verify California eligibility before discussing terms.
For the flips I hold or my buyers end up holding, my guy runs the DSCR takeout off the new value with no seasoning. Good exit to have lined up before you need it. DM me if you want his info.
