Are these fees standard?!

Are these fees standard?!

Hey BP fam,

I am relatively new to real estate investing and recently completed my first rehab project in Dayton, OH. Following recommendations here on BiggerPockets, I reached out to True Home Ohio and signed a management agreement with them.

However, communication has been sparse so far. To make matters worse, a contractor showed up at the property unannounced, and when I asked True Home Ohio why, they stated they had no idea he was coming.

On top of that, I am questioning their fee structure and wanted to see if this is standard for property management companies. Along with the 8% monthly management fee (which I expected), they are charging:

  • Half of the first month's rent

  • Property Reserve Deposit: $500.00

  • Set-up Service Fee: $199.00

  • Inspection and Trip Cost: $250.00 (keep in mind the contractor mentioned he was making multiple stops before mine)

  • Coordination Fee: $30.00

  • Photo Shoot Fee: $200.00 – $250.00 (they also won't disclose the vendor because I wanted to check if I could find someone for a better price)

It feels like these upfront fees are just a way for them to collect money before they've really done any substantive work. Please let me know if I am missing something here. I want to make sure I'm making the right move and don't want to lock myself into a bad management company if this isn't normal industry practice.

Thanks in advance for any insights!

@Travion Smith, some of those fees aren't unusual, especially the monthly management and leasing fees. But I'd definitely ask for a breakdown of the additional charges, particularly the inspection, coordination, and photography fees. Since you've already signed the agreement, I'd check which fees were disclosed, what services they cover, and whether the company needs your approval before sending contractors to the property.

I'm a real estate attorney, broker, and investor based in Maryland, and I work with landlords on contracts, rental properties, and property-related disputes. I've seen how important it is to understand what a management company is responsible for and what the owner is expected to pay. I'd also review the termination terms before making any decisions about switching companies.

Thanks for sharing this, @Travion Smith! These are reasonable questions to ask, especially with your first investment property. I hope you get some clear answers from the company. Happy to stay connected!

    These are fairly standard fees.

Who sent the contractor that showed up?
