Hi, How frequently you do caulking using silicon etc in bathrooms to avoid mold. As caulking gets damaged time to time. I am not sure my property manager will do this by himself unless I remind him time to time. Especially upstairs bathroom if I do not do silicon type of caulking water may leak and cause mold and may lead to removing tubs to clean? Please advise
We do it pretty much only when the unit gets vacant. But there are annual inspections as well. That's the right time to do it. The best thing to do is to create your own inspection list (things you care about) and give it to the property manager to fill out while they are inspecting your property annually. In general we like annual inspections because a lot of times, tenants don't report every little problem and we can notice it ourselves much better.
I’d make this an explicit item in the manager’s inspection scope, with close-up photos and a record of any follow-up work. “Bathroom checked” is too vague to tell you whether the tub joints were actually examined. Ask who reviews those photos and assigns repairs. If there are signs of water getting beyond the joint, have the cause assessed rather than assuming a fresh bead of silicone is the whole fix.
My pm says he will get photos form filled by tenants for annual inspection which they review using their team somewhere offshore in some other country. My concern is those gaps near bathtubs so tiny how his team in off shore can identify without visiting property?
