Wisconsin investor sourcing Alabama tax deed deals — looking for capital partners

Member since 2026 · 5 posts · 1 vote

Hi everyone, I'm Tyler from Wisconsin.

I'm getting started in Alabama tax deed / tax lien properties, starting in the Birmingham / Jefferson County area, and open to Montgomery and Huntsville as well. I'm sourcing low-cost properties from tax deed lists and underwriting them for rehab.

What I bring:

- Accurate rehab scopes and repair estimates

- Deal sourcing and due diligence on tax-delinquent properties

- A focus on as-is deals to start, with a goal of moving into flips

What I'm looking for:

- Capital partners for JV deals on tax deed acquisitions — you fund the purchase, I source/underwrite/manage, we split the upside

- Wholesalers, flippers, and buy-and-hold investors who want as-is Alabama deals

If you're active in Alabama, DM me your buy box — counties, price range, flip vs. rental, and whether you prefer assignments, JV, or double closes. Happy to connect and build a list before I bring the first deal.

Hi Tyler, welcome to Alabama investing. Tax deed buys can be a cheap way in, and your rehab scopes will matter a lot to anyone funding them. One thing to sort out early is title: Alabama tax sale properties can still be redeemed for a while after the sale, and many title companies won't insure them until a quiet title action is done, so buyers and lenders will usually want that settled before they close or fund a rehab.

If you'd rather keep more of the upside than split it on a JV, I can help with funding on the purchase and rehab side, for you or your buyers. Have you picked the first county sale you're going to bid on?

Appreciate the title heads-up — noted on redemption and quiet title. Haven't picked the first county sale yet, still working the lists. What do you fund — purchase, rehab, or both?

Welcome to the Alabama tax deed side, Tyler. One piece we would sort out in writing before any partner funds a deal is who carries the holding costs during the redemption and title period, because that window can be longer than the rehab itself. Partners will also want to see how their capital is protected, what happens if a property is redeemed, and whether the exit is a flip or a rental once title is clear. When you have a specific parcel, the numbers that drive a funding conversation are purchase price, rehab scope, taxes and insurance while you hold it, and ARV or expected rent. We are Royal Partners, and we are happy to give you straight numbers on purchase and rehab funding if you DM us those details on the first deal.

Thanks — will DM you the numbers once I have the first parcel: purchase price, rehab scope, holding costs, and ARV/rent.

Both purchase and rehab funding can be possible, depending on the property and deal. With a tax-sale property, the redemption period and insurable title are key to sort out first. Once you've picked a parcel, a quick rundown can help determine if it's a fit.

Thanks — yes, Birmingham/Jefferson County first, Huntsville too. What's your buy box — price range, SFR criteria, flip or rental, and do you prefer assignments or JV? I'll watch for your PM.
