Seeking a joint venture partner — entitled 7-room micro-hotel conversion, Culver City

Member since 2026 · 5 posts · 0 votes

I own a small commercial building in Culver City that is fully entitled for conversion into a 7-room boutique micro-hotel. The change of use was approved in September, and the project is ready to build — the hardest parts of a conversion, buying right and getting the entitlement, are already done.

I'm a licensed general contractor (CSLB #1116399) and a hotel operator: 14 years running PodShare, a small hostel group across California. I bought the building in January 2022, I have over $400,000 of my own money in it, and I'll build it with my own crew at cost.

I'm looking for one joint venture partner to bring the construction capital — the budget is approximately $500K. I bring the property, the entitlement, the build, and 14 years of operations plus existing reservation infrastructure.

The bigger idea is a repeatable model: buy small underused office/retail, convert to 6–10 room micro-hotels, stabilize, refinance, repeat. Culver City is deal one and stands on its own — and a partner who performs here is the first person I call on the next one.

If that sounds like you, reply here or message me and I'll email you the deck and walk you through the numbers. If you're local, I'm happy to do a site walk.

Hi Elvina, I saw your Culver City micro-hotel post. I'm Kevin Cecchine with ION Capital Solutions. We aren't an equity partner, but with the entitlement done and $400K+ of your own money in the building, a construction loan might cover the roughly $500K build without giving up a share of the deal. If you're open to it, I'd be glad to look at the deck and send over what our construction loan options would look like.

Hi Kevin — thanks for reading the post and reaching out.

I'm going to pass on the construction loan: the building already carries a seller-financed note, and this raise is deliberately equity-only. I'm looking for one partner to co-own the project with me, not for debt on top of it.

That said, you clearly see entitled projects — and the people who want to own them — every day. If anyone in your network is looking to be an equity partner in a small hotel deal, I'd be grateful for the introduction: roughly $500K into a fully entitled, shovel-ready 7-room conversion in Culver City, with a licensed GC and an experienced operator already in place. I'd send them the deck directly and walk them through the numbers.

Appreciate you thinking of it either way.
