What about  mini split?

That's my mini rant of the day.   

I advertised a small Japanese mini dishwasher I bought last minute got nervous that guests would accidentally flood my basement.But what I love is that I installed a laundry sink that is very deep but looks good from home depot so there's a ton of space to wash dishes vs a traditional bar sink that's small and shallow.

Someone was asking the other day about a contractor to install things like mini golf. 

Keep it as a 3rd bedroom for max occupancy, but make it double as a game room or office—murphy bed, pull-out couch, small desk, maybe a mini arcade or board game shelf.

ps.Don't forget to ask if you have an office mini-bar in the monthly budget....

For example, as you are well aware and a master of Henry, in mini storage if you look at a deal that was rent stabilized in 9 mnths and another in 24+, that's 2 very different deals and market indicators that require one to dig deeper into the why.

Building a sport court will run like $30 grand, but would increase your rental value. a 6bedroom 4 bath house with a sport court, hot tub, fire pit, mini golf, arcade etc. will most likely crush it because it's cool.

I just bought a DIY Mr Freeze mini split for one of my units, but have yet to install it.
