3/2 or 2/2 + Game Room?

Question

Hey everyone! I’ve been renting out my 2-bedroom, 1-bath home on Airbnb here in Cape Coral, FL (no pool), and it’s been doing pretty well. The house was originally a 3-bedroom, 2-bath, but the master bedroom had been converted into a separate rental unit.

I’m now planning to reintegrate that master bedroom back into the main house to restore it to a full 3/2 layout. I’m torn on whether I should keep it as a third sleeping area or convert it into a bonus space like a game room, office, or lounge to help the listing stand out.

Given that I don’t have a pool, do you think it’s better to go for maximum sleeping capacity (as a 3/2) or offer a unique experience with a themed bonus space? I’d love to hear what’s worked best for you in similar situations!

Hey Bruce, thank you for hopping in! Yes, my master bedroom is a 12x15, I do have a standard double garage, that could potentially be turned into a game room if I find a place to put all my tools in, but that's a bigger project.

3rd bedroom over game room. Depending on the market, a 2 bedroom may not even attract the guest avatar that would regularly use and appreciate the game room. The more rooms/heads, the more likely they are to want a game room because more people can enjoy it together.

I would definitely convert the garage so long as you have ample parking outside. Garages go mostly unused by STR guests. a 2 car gives you a lot of space and options, because a pool table with clearance will take up that entire master. With the garage you have double the space, so you could do a pool table in one bay and still have the other side for arcades, shuffleboard etc

Heads in beds 100%. And be intentional about the bed types. Know your market and what is appealing to them. King beds whenever you can, bunk beds ONLY if you are in a big family market.

Go with a hybrid setup! Keep it as a 3rd bedroom for max occupancy, but make it double as a game room or office—murphy bed, pull-out couch, small desk, maybe a mini arcade or board game shelf. That way you still appeal to families and groups and open the door to corporate rentals. Flexibility wins in this market.

I’d lean toward restoring it as a true 3/2. Extra bedrooms usually mean higher booking potential, especially for families or groups. You can still make it stand out by styling that master with a fun theme or flexible setup (e.g., reading nook + bed, or desk + bed) so it feels unique without losing sleeping capacity.
