. I won’t bore everyone with the details, but after hitting rock-bottom six years ago I’ve managed to rebuild my credit from a 497 score up to over 800, qualified for and opened a HELOC and saved enough money to be able to rehab my next project.

I've also used a combination of HELOC and cash on subsequent BRRRRs.A HELOC is a great option imo and is likely going to be your second least expensive option because of its low rates and interest only payments.

Rates are much lower now than the longterm appreciation rate for property in LA, so it's a better move financially (so long as nobody is strapped for cash in the meantime) to hold onto the properties and pay the interest on the finance.You might also get recommended a HELOC.
