The largest hassle I had was with turnover, tenants were good with allowing people to see unit they just were messy so it wasn't the most appealing unit they moved out, I ironically found new tenants right after a deep clean.

We changed the roofline to add a vaulted ceiling and reframed the interior to add a lot of functionality including a 2nd bathroom, a laundry nook, an HVAC closet, and a hallway.

Sell it now and do a 1031, using the cash as a minimum DP on the largest apartment building you can purchase.$450K should get you a 2M property.Keeping it should not be a consideration based on it's value and minimul return.

As far a cities go, Columbus is 3x's more populous than Cincinnati and 5x's the size of Dayton...it's the 2nd largest city in the Midwest and the center of industry in the state.
