The other plus is you would essentially be bringing cash to the investment table instead of real estate collateral backed loans which require much more stringent underwriting.

From what I'm gathering, here's what I'm seeing:Larger- better economies of scale- lower cost PSF/unit- lower up front cost for more- maintenance overtime can be costly- an alternative would be passive investing into a larger fundSmaller- more favorable financing- easier entry market- larger pool of buyers when it comes time to sell- spreading your eggs into different baskets- less stringent code regulations- can still be professionally managedOverall, I think that the small apartments route can still be a a great pool for deals due to the quantity of them and general supply/demand needs.

@Jairhad HemmonsI am not an expert at this matter, but based off the basic knowledge I attained from being on Biggerpockets, here is the situation:I don't think you can use the house as a down payment to pay for another property, you will still need to have actual cash to use as a down payment, especially with the stringent policies on investment properties set up by Fannie Mae and Freddie Mac.
