@John Kilduff I actually know a wholesaler in DE that runs an apprentice program where she trains new wholesale investors to know good or bad deals, find leads and close on the good deals with them and splits the profit with them but I only know one buyer in NJ who buys in Burlington county but made I'm with it.

I would "guess" that those deals will first be offered to the listing agent's own contacts and then possibly offered through agents s/he has a good relationship with and the best buyers from those agents would get the next "crack at the deal."

Long story short, we have a property under contract where the appraisal came in below our offer price.
