While I now understand that it isn't as cut and dry as I had initially thought, the numbers you gave seem to be vastly over simplifying the situation.I do also understand that there can be merits to wholesaling and that you do have valid arguments, I was only refuting that one point because I felt there wasn't enough context surrounding those numbers.

For my rental ...the first year I was only breaking even once everything was covered but for the upcoming year I will have positive cashflow but not a vast amount due to increasing the rent, allowing pets etc There is a future lrt coming (due to start next year)  it will have 3 stations in close proximity of the house and I am hoping that this will also add appreciation

Especially in Ontario because it is really hard to get rid of bad tenants.From what I've read (and what you seem to be doing) is to prescreen the vast majority without an interview then only invite the best of the best to see the property.
