I thought banks had gotten wise to the dummy proof of funds letters .Now you're right, that if you get a transactional lender and you write your offer as financed you can show an approval letter from the lender.

I wouldn't considered anything but replacement cost in my part of the country, but it sounds like it might be wise to consider actual cost in some parts.Regardless my experience has shown that an insurance broker can often save you a considerable amount.

Removing the 4th bedroom upstairs to expand the master bedroom into a large suite worked out numbers-wise when we looked at the construction costs and the comps -- had the numbers not worked, we wouldn't have done it.The answer has nothing to do with your personal preference (or our personal preference)...it has to do with the numbers...
