It is impossible to take a house to the studs for $30,000 unless it is a cracker box, and even then, it is still unlikely.

First, I think it depends on what you're most comfortable with risk wise AND long term wise.

Typically best to send by mail and require a signature to receive, other wise tenant can easily say they did not receive notice.

Since you’ve got your eye on a few lots already I’d just recommend making sure they line up with your build goals zoning wise and access wise before diving into partnerships.
