Among many topics, he wanted to emphasize that renting isnt always easy--people leave in the middle of the night and in this case it was believed that the tenant purposely set the place on fire when the owner just spent thousands of dollars on it last summer remodeling it.

You have a great opportunity to do that given the reality of today's financial and real estate markets.Given the current interest rates and strong market, you have two great options:1) 1031 (sell and avoid capital gains tax if the $ is reinvested) your property into another investment, possibly with more doors that cash-flows at a higher margin 2) Refinance and pull out $ through a HELOC for a downpayment on another investment property.It's worth emphasizing the opportunity of the present moment: Interest rates are at historical lows.

Stuff like moisture invasion does NOT get cheaper by waiting to fix it.What you're going to fight is a buyer thinking you're trying to sell services and over-emphasizing some problems - It's not you, just buyers.Only thing I'd say from looking at similar things is if it's a 1-page report and 10 pages of ads, that doesn't go over well.

I'm halfway through the BRRRR Book from Bigger Pockets and it emphasizes repeatedly that the BRRRR strategy is best done with enough cash reserves to cover your purchase price and rehab so you can cash out refinance and keep that money going (velocity if money).
