BRRR- just getting started.

Hey guys,

I'm reading David Greene's book about the BRRRR and I have a question. In order to use the BRRRR strategy, do you have to buy the house in cash? Or can you get a loan to finance it and then refinance it later?

The difficulty with getting a loan first is the best BRRRR projects are distressed so financing can be challenging, but not impossible. You'll need to be able to get it appraised for the first mortgage and others have stated you will have seasoning challenges. Some are not habitable, those are the best.
