Do you have any benchmarks on pricing for common projects (like flooring installation, painting, or basic rehab work)?

if you put a big down payment into something with no value add, at today's rates, your return is basically going to be 0.so for me, i will only buy if i can BRRRR, or on seller finance.   

I had tenants in there that basically destroyed the house. 

I want to be able to handle a very great deal of capital deployed in a lot of assets while basically on holiday.

My wife is a stay-at-home mom but handles leasing, tenant issues, repairs—basically runs the rentals.We’re exploring if she can qualify for Real Estate Professional Status to offset my W2 income.

U have to remove 20% for roads  so basically 240 lots on 50 acres.. thats about 50 lots to the acre..
