Tenants have figured out this upward trajectory and prefer to have power bills rolled in with rent, thus increasing at rent controlled rates (1.5% in 2017!)

So many lower-income people have lost jobs and the ability to pay or put mortgages on forbearance while they can't get foreclosed that the statistical numbers actually improved overall.That's why I said that it may not apply to Uzma's price range as the people affected don't typically buy or rent houses in the $800K range, but overall I still believe that the great trajectory of the recent years will probably flatten out.

Competition is high, but in reality, we're on a trajectory to look almost identical to Denver and Austin...i.e. everything in this city is sitting at 50% of value considering a 20-year hold = wealth.
