It requires the ability to find good deals, build a team of excellent contractors, manage costs, etc, and to do it for a living you have to be able to replicate the process over and over again.

I spent $800 the first time I did it, then I copied what the attorney did and replicated it 14 more times for nothing.If you contact the county recorder they may give you enough info on what the form looks like to do it yourself.

To replicate, you'll need a large volume of homes to purchase, political buy in, an experienced crew, a million dollar line of credit, and management experience to pull off a deal like that.

. - If you do get one flip where the profit was $500 per hour simply because you spent less time, but the net profit was say $20k, unless you can consistently replicate that every single work week hour, it does not matter.I have spent only 2 months (includes time from acquisition date to sold date) on a flip and made $35k, but have spent 6 months and made $220k.
