I'm pre-qualified for ~1.25mI have a property under contract in OR for $775k (A) which does not fully satisfy my reinvestment threshold and would leave me with a boot.I am looking at a second property for $350k (B) in NM. 

It is down a lot and has a private beach access.  

I don't think there is a simple one size fits all answer to this.

I have no clue what state this is in so some states you must use an attorney to close the deal, others is a title company.

You should have access to some funds while you are building up your maintenance reserves.
