He did everything on an iPad, took pictures as he inspected/found issues, and compiled everything into a very detailed report.The second inspection was done on a property that I purchased long distance.  

You can live in a great area for investment and still invest far from home if you want to leverage others.As far as where to pick, we use sites like Census.gov, Bestplaces.com, deptofnumbers.com to compile some data on quality cities. 

Start compiling all of that between what the neighbors have told you and what you found on public records.
