I'd encourage you to first decide whether you'd rather invest actively (a side hustle real estate investing business) or passively (funding an investment and being done with it).

It’s worth reviewing the HOA’s financials and bylaws closely before moving forward, and running the numbers with those costs in mind.I would encourage you to approach it with caution, especially if your goal is long-term portfolio growth.

— I prefer RUBS because it:— encourages tenants to conserve water and report leaks quickly,— adjusts automatically when utility rates change, and— keeps my base rent lower in online listings, which helps with marketing.If anyone has firsthand experience or can point me to an official Euclid or Cuyahoga County source on this, I’d really appreciate it.Thanks in advance!

@Charlotte Katakurinot sure what specifically you're asking, but here are my general reactions:-70K houses are high risk just about anywhere, so would encourage you to stay closer to the median price unless i am missing something-you said you'd use the income from the house hack to buy properties with no financing.
