The payment is calculated such that after 30 yrs your balance is zero.In your first payment, you owe 7% x $3.5M, but you only borrowed that amount for one month, so it's 1/12th of a year....so $20,417 becomes your interest payment.....that leaves $2,869 to pay down the principal.I use "=PMT()" function in Excel spreadsheets....you don't need an accountant to replicate a mortgage calculation. 

Other people try to replicate it but cannot come close. 

Just make sure your property has something that cannot be easily replicated.

Buy them one at a time and keep replicating the model until it stops working.

I am interested if their strategy can be replicated and how they finance.

In short I am replicating the process 4 times because I each one of my 1099s are tied to multiple properties.

It's great to see that you've had a good experience renting out your former home and plan on replicating that in the near future.
