I'm in NY state.The book gives cost ranges for each of the individual rehab tasks, but certainly won't tell you how much things will cost in your specific area, using your specific contractors, working on one specific house with a specific set of finishes at a specific time of year given your specific ability to negotiate.As that last statement implies, no book can ever give that information...That said, the purpose of the book is to provide a framework for how to learn to estimate rehab costs, how to generate bids and how to put it all together so that you understand the process of creating a rehab estimate.

If not dividing in 3, then at least in 2.Current numbers:- Expected purchase price: $385K- Downpayment: 10%- 100% Rehab cost financing- Contractor bid: between 60K to 100K (30K + between 30K to 70K to fix the failed septic)- Surveyors cost: 30KThere are 2 main issues:- Deal structure: The property would fall under his family LLC, so we need to adjust the right legal structuring and contracting framework for me to enter as a foreign equity investor.- Failed septic: At this time, it appears that the contractor is not seasoned of septic issues, and we do not quite have a good idea of the failure details.Therefore, in addition to the whole subdivision ballgame, both issues above are fairly new to our ventures, so this will be interesting.

Looking at demo, permits, architect drawings, upgrade the electric panel, framework, roof, windows, extend the chimney (needs to be a certain number of feet above the roof-line), electric, heating (and maybe cooling), plumbing, flooring and walls, doors and trim, bathroom tile, fixtures, paint...
