It is currently a good hedge as the marijuana business is booming during Covid Crisis (essential services like a pharmacy) and a property with no  bank loan and NNN tenant is very little stress.

I’ve lived here all my life, give or take 5 years for pharmacy school and the like, so I feel that I have a exceptional understanding of the areas in the city.

Most targets right now are Dollar stores, Auto stores, banks, medical (Davita & Fresnuis), pharmacy, corporate national QSR,etc.What is out are gyms, mom and pop tenants QSR, small franchisees QSR, vape shops, mattress stores, vitamin stores, etc.

With many cities and states ordering people to shelter in place, and only go out for essential purposes like grocery shopping, trips to the pharmacy, or to see a physician, it’s hard to get a grasp of what this pandemic is doing to real estate investors, syndicators, and financing multifamily property deals.

Depending on the neighborhood you get undergrads and grad students, as well as pharmacy, med students and medical residents as there are 2 major hospitals. 

The only sector that fared relatively poorly was health and personal care — pharmacies, salons, barbers and so forth.
